Stage A Guest Bedroom When Selling A Home

Successfully selling your home means marketing it to the majority of home buyers. Your decor needs to show your home's features, not your personal style. Staging a home means you dress a house to look it's best to the majority of home buyers.


Instructions








1. Clean it up and clear it out. Remove all clutter and stored items from the guest room that detract from the room's primary appeal to buyers. Clean out the guest closet and keep it empty for the open house to give the appearance of extra storage space.


2. Check the condition of the paint on the walls and the condition of the carpet. Put a fresh coat of paint on the wall if the existing paint is shabby or if the color is too bold. Choose neutral colors for the walls and carpeting. Clean existing carpet. Replace old and worn carpet to give the guest room a new look. Use throw rugs if new carpeting is not in your budget.


3. Start with furniture placement and colors. Make the bed the focal point of the decor. Choose the best location for the bed and then decorate around it. Select a color scheme for the room. Purchase a new bedspread if the old one is dated or shabby. Use the bedspread as the color scheme to stage the guest room. Choose neutral modern colors that coordinate with the wall and carpet colors.


4. Stage the guest room to show potential buyers a full bedroom set can comfortably fit in the room. Find room for an end table, lamp, dresser and chair. Remove the chair if the room appears too crowded. Coordinate the colors of the headboard, dresser and side table. Paint old furniture or purchase inexpensive furniture to make the guest room shine.


5. Use accessories to stage the guest room. Put a set of towels or other guest necessities in a basket and set it on the bed. Place flowers on the dresser to give the guest room a welcoming feel. Make your buyer want to stay the night and buy the room along with the rest of the house.
