1. Measure the overhead attic space below the highest beam. If there is sufficient room in the center of the area, you can build a slanted ceiling and angle the sides of the room down to the floor.
2. Sketch the bedroom space you will build. Include room for a small bathroom if possible. You can extend pipes upward from a bathroom below the attic. Include a closet for each bedroom you design. Incorporate room in slanted areas of the attic for storage. You can tuck drawers and shelving in low areas that would otherwise be wasted.
3. Consider building a couple of dormers to house windows for a bedroom area. Buying materials for a dormer is not extremely costly, but you will need to hire experts to help you cut away roof framing and install a dormer. A dormer window will create a reading or sleeping area since it opens headroom in the attic. A dormer can enhance the exterior appearance of the house as well.
4. Frame the bedroom space you want to enclose in the attic. Install fiberglass roll insulation in the ceiling and wall areas. Run wiring in between studs, and install light fixtures. Cover the framing and studs with drywall. Finish the drywall and paint before putting in flooring.
5. Install wood flooring or carpet in the new bedroom area. Finish off a bathroom if you've included it in the plans. Install fixtures, and run water lines and drains.
