Constructing a home addition or enclosing porch space for a bedroom requires a detailed plan. Every aspect of a room needs careful planning on graph paper. Otherwise, you will wind up with a room with disproportionate components. For example, you want windows to look right with the rest of the house. Overhangs, roofing details and interior trim must all look original to the home's construction.
Allow Enough Space
A typical bedroom is approximately 10-by-12 feet. A bedroom only 9 feet wide is likely to subtract from the market appeal and overall value of the house. If you can construct a generous-size bedroom that is 10-by-14 feet, for example, the placement of furniture and foot traffic is easier.
Plan for Large Bed
Keep in mind that a bedroom 11 feet square will accommodate a king-size bed. Build the room this large if you will use it for a master bedroom. When you draw the plans, create the interior space this large. Use graph paper to define the exterior walls, interior wall framing, drywall and baseboards, for example. A few inches can make a big difference in how furniture fits in bedroom space.
Blend the Addition Perfectly
Roof lines and overhangs are important for a seamless exterior look. You want a room that blends harmoniously with the rest of the roof, so it will not look like an afterthought. Design the foundation of an addition, its walls and roof areas on graph paper. Otherwise, the new foundation or guttering areas may be a few inches too long or short.
Incorporate a Bath
Figure out which bath will serve the bedroom. You might need to include a new bath floor plan with the bedroom space. If a nearby bath is 20 feet, for example, from the new bedroom, look for other options. Constructing a half-bath is also a plan to consider. You will need only a 4-by-5-foot space for a half-bath. Find a pedestal sink or small vanity to use with a toilet; however, measure the fixtures to ensure they will fit your plan.
Develop Final Plans
Select all construction materials for your DIY plan. The exterior of an enclosed porch or new addition will require siding or brick to match the house. Talk with experts about any special needs to blend the two materials. Schedule interior work for the new addition around family vacation time or summer months. The construction noise, delivery of materials and presence of workers will upset your normal routine.
